On a secluded lot in Sammamish, the clients wanted to maximize their space within the existing footprint. After reviewing the zoning rules, we determined it was feasible to add on to the existing house to provide the additional space they desire without using up their existing garage space or loosing their high ceilings. The challenge shifted based on the zoning requirements and as the home increased in size, so did the setbacks. Through this process, we maximized the space to meet their needs within the established zoning bracket the house was in. The uniquely shaped lot also provided some challenges determining the setbacks.
